| o This may involve the following: | |
| - setting up of temporary residence in target locations | |
| - data gathering (conduct of interviews with key respondents, e.g. local authorities, business owners from different sectors, socio-civic groups, elders, youth groups) to be able to develop a comprehensive ecological profile of the target town/community | |
| § Monitors progress in certain target areas | |
| § Scouts and identifies sites in the most strategic locations | |
| § Conducts extensive site surveys to acquire mastery, similar to that of a local resident, on the following: | |
| - all key sites and locations | |
| - key local authorities and | |
| business personalities (lessors, | |
| property owners) | |
| - profile of the population | |
| - flow and volume of traffic | |
| - local history | |
| - culture | |
| o This may involve the following: | |
| - setting up of temporary residence in target locations | |
| - data gathering (conduct of interviews with key respondents, e.g. local authorities, business owners from different sectors, socio-civic groups, elders, youth groups) to be able to develop a comprehensive ecological profile of the target town/community | |
| § Monitors progress in certain target areas | |
| § Reviews sites from the priority lists given by the Market Planning Group | |
| § Determines timeliness on site availability to establish opening targets (OOD) | |
| § Chooses site and justifies choice intelligently | |
| § Recommends a good site based on research on the following factors: Key generators in the immediate area, property values, zoning, taxes, population, projections, transportation, traffic volume and patterns | |
| § Conducts Site Verification / Tax Mapping of property ownership to ensure the legality of documents | |
| § Inspects site with architects and consultants to determine the technical viability of the site | |
| § Appraises property to ensure competitive market rate: | |
| Evaluates lease rates within the area to determine current market rates | |
| Researches on government assessment on the property to determine inefficiencies | |
| Evaluates property against site selection criteria and recommends the most reasonable lease rate based on data gathered | |
| § Examines and checks the rent and other terms compared to verbal agreement with lessor, based on prevailing rental rate within the area | |
| § Negotiates with the property owner on the initial terms and conditions and sets reasonable level of rates | |
| § Establishes and maintains good relationship with lessor | |
| Develops creative ways to make the company the consistent top-of-mind lessee for the target property upon site availability (whether site is newly-developed or renovated, still under contract with another party or soon-to-be-vacated) | |
| § Negotiates contracts for the purchase or lease of the property chosen, always looking to obtain the most beneficial conditions for the client | |
| § Gives full attention to what other people are saying, taking time to understand the points being made and asking appropriate questions, not interrupting at inappropriate times. | |
| § Prepares relevant data for the presentation | |
| § Gathers updated data and statistical information to provide relevant recommendations and value proposition for presentation | |
| § Submits real estate package to Real Estate Director for the final approval of the proposed site; | |
| § Facilitates internal coordination in preparation for the construction and opening of the store. | |
| § Cascades all necessary or important information to the supporting groups | |
| § Adjusts actions in relation to other’s actions | |
| § Assists the Planning Group to achieve team goals | |
| Forecasts individual target store openings to be contributed in the general plan | |
| Updates information on the general market | |
| § Coordinates activities during the construction to address pre-opening problems | |
| § Assesses post opening store performance to determine sales projection accuracy | |
| § Maintains good relationship between lessors and company to accommodate future requests | |
| o Consistently identifies opportunities to strengthen partnership with property owners, e.g. through constant and effective communication with lessors on potential problems and possible solutions, clarification of the partnership’s scope and expectations so both parties’ needs can be met |
